Hiring Alert: Costing & Financial Analyst Company: Xsio Logistics Parks Location: Civil Lines, Nagpur Reporting To: Managing Director (MD) Role Overview Xsio Logistics Parks, a Multi Million, Multi city, Grade "A", Industrial and Logistics Park Platform , is seeking a highly analytical and commercially sharp Chartered Accountant (CA) or Cost Accountant (CMA) to join as Personal Assistant – Costing & Financial Analysis to the Managing Director. This is a strategic and analytical role , designed for candidates who aspire to work closely with business leadership, influence key financial decisions, and directly contribute to the financial success of multi-million sq. ft. industrial and logistics park projects. You will function as the costing & financial analyst to the MD — preparing cost structures, investment models, feasibility studies, financial forecasts, and executive financial dashboards, while also supporting negotiations and board-level discussions. Key Responsibilities 1. Strategic Costing & Financial Modeling Prepare detailed project-wise costing , budget plans , and cost-to-completion forecasts . Analyze development budgets for industrial parks , warehouse clusters , built-to-suit facilities , and speculative Insutrial & logistics buildings . Construct dynamic financial models incorporating revenue assumptions, lease rentals, escalation clauses, capex timelines, and cost inflators. 2. Sensitivity & Scenario Analysis Develop multi-scenario sensitivity models evaluating impact of rental yield variations, occupancy timelines, and capex cost changes. Build models to guide strategic choices between lease vs. sell , spec vs. BTS (built-to-suit) strategies. 3. Investment Return Analysis Prepare key investment metrics: Yield on Cost (YOC) Net Operating Income (NOI) Internal Rate of Return (IRR) Cap Rates and DSCR (Debt Service Coverage Ratio). Assist the MD in comparing different land acquisitions, tenant leasing deals, and project investments. 4. Cash Flow Forecasting & Breakeven Studies Build project cash flow models covering capex inflows, rental inflows, debt repayment schedules, and returns. Conduct breakeven analysis for new project phases and leasing strategies. 5. Management Reporting & Executive Support Summarize complex financial datasets into high-impact executive dashboards , presentations, and board reports. Prepare investor-ready financial packages and contribute to due diligence processes with external advisors. 6. Variance Analysis & MIS Management Compare budgeted vs actual project costs periodically and report key deviations to the MD. Maintain live project trackers , cost audit reports , and investment performance summaries . 7. Commercial Negotiation Support Prepare lease deal costing sheets , contract costing sheets , and capital expenditure analysis to support negotiations with clients, suppliers, contractors, and investors. 8. Stakeholder Coordination Liaise with internal teams (Projects, Leasing, Finance) and external partners (Auditors, Consultants, Legal Teams) on financial matters related to projects. Eligibility Criteria Qualifications: CA (Chartered Accountant) or CMA (Cost Accountant) – Mandatory. Experience: 3–6 years post-qualification experience in: Industrial Parks Real Estate Development (Commercial/Industrial Logistics) Infrastructure Projects Leasing Platforms / Fund Management (preferred) Financial Knowledge: Deep understanding of: YOC (Yield on Cost) NOI (Net Operating Income) IRR, Cap Rate, DSCR Project ROE, LTV, Loan Structuring basics Technical Skills: Expert-level Microsoft Excel (including scenario modeling, pivot tables, advanced formulas). Knowledge of VBA/Macros is a strong plus. Working knowledge of PowerPoint for investor presentations. Familiarity with ERP systems (SAP, Oracle) or Financial Systems is advantageous. Understanding of I ndustrial, logistics, warehousing and demand patterns and industrial real estate drivers . Experience assisting in financial due diligence or investment committee reporting .
